    Land

    Land suited to development is not cheap land. It is land that can carry a project once zoning status, access, utility connections and real local demand are read together. No later stage rescues a project that began with the wrong plot.

    Feasibility

    The question is not what can be built on the land, but what is right to build. Construction cost, sale or rental expectation, duration and financing meet in one model, and several scenarios are compared side by side.

    Zoning & Permits

    In Romania the permitting process sets the rhythm of development. The urbanism certificate, the required authority approvals, a zoning plan amendment where one is needed, and the building permit all go into the schedule from the outset. Surprises belong in feasibility, not at the permit stage.

    Architecture

    The project is designed around the product the market is asking for. Apartment typology, common areas, the parking solution and energy performance determine not only cost but how quickly the units sell.

    Construction

    Sale

    The exit is planned at the beginning of the project, not at the end. Design does not start before it is settled who the product is for, in what price band, and through which channel it will be sold.

PROJECT TYPES

Not every plot
carries the same project.

Plot subdivision and infrastructure

Dividing a large zoned parcel, bringing in roads and utilities, and selling it as individual plots. A comparatively short structure with low construction risk, where the value comes from zoning and infrastructure.

Residential development

Apartment or detached housing projects inside the city or along a growth corridor. Longer in duration and heavier to manage, but this is where scale and margin are highest.

Commercial and mixed use

Mixed schemes with commercial space at street level and housing above, or commercial units built to let. The target is not only the sale profit but sustainable rental income and the exit value that follows from it.

Frequently asked

Can a foreign investor buy land in Romania?

Citizens of countries outside the European Union cannot acquire ownership of land in Romania in their own name; in practice land is acquired through a Romanian company. No such restriction applies to buildings and apartments. Setting the structure up correctly at the outset is always easier than correcting it later.

How long does a project take?

Plot subdivision projects are usually the fastest structure to complete; residential development takes markedly longer because of the permitting process and construction. The real duration depends on the zoning status of the land, the municipality involved and the scale of the project. A realistic schedule for your project is produced at the feasibility stage.

Can I follow the process from abroad?

Yes. Most investors continue to live in their home country. Site supervision, the contractor relationship and the official procedures are carried out in Romania, while you take part through regular reporting and at the decision points.

I already own land. Can I take development support only?

Yes. Feasibility, permit management or construction coordination can each be taken over separately for land you already hold. In that case the process starts with a review of the plot's existing zoning and title position.

Can I buy a finished property instead of developing?

Yes. Alongside land open to development, the portfolio also holds residential and commercial properties that can be bought as they stand.
